What affects the cost of building a house in Kenya?

  • Size and layout. Cost rises with gross plinth area, so every room and verandah counts.
  • Finish level. Economy, enhanced and premium finishes change labour, fittings and finishes.
  • Location. Material prices and delivery costs differ by region, as shown below.
  • Ground conditions. Black cotton soil and a high water table need stronger foundations and drainage.
  • Materials. Cement brand, sand, ballast, stones and steel prices change through the year.
  • Site access. Narrow roads add handling cost to every delivery.
  • Statutory fees and VAT. Permits, NCA registration and VAT must be budgeted separately.

The calculator covers all 47 counties. Each county belongs to a pricing zone with a material price index and an average cost per truck trip. Transport costs vary with distance, road condition, season and truck availability, so these figures are averages and you can enter your own supplier quote.

Frequently asked questions about construction costs in Kenya

How much does it cost to build a house in Kenya?

Using Jowach Construction planning rates as at 2 November 2026, building a house costs about KES 26,000 per square metre for an economy finish, about KES 38,000 for an enhanced suburban maisonette finish and about KES 52,000 for a premium luxury villa finish. These rates exclude transport, ground conditions, statutory fees and VAT, so your total will be higher. Use the construction cost calculator above for a full estimate.

How does the construction cost calculator work?

You enter your room schedule or gross plinth area and choose a finish level, cement grade, region and ground conditions. The calculator multiplies the area by planning quantities for cement, sand, ballast, stones and steel, prices them for your region, then adds transport trips, labour and finishes, allowances for black cotton soil and water, statutory fees and VAT. The total is split into four construction stages.

Is the construction cost calculator accurate?

It gives a planning estimate only, not a quotation. Real costs depend on your drawings, specifications, site and the market prices on the day you buy. For an accurate quotation, contact Jowach Construction on +254 704 264 302 or by WhatsApp.

How much is a 50 kg bag of cement in Kenya?

In the calculator price list as at 2 November 2026, a 50 kg bag costs from about KES 705 (Rhino) to about KES 1,290 (Bamburi Powerplus), depending on brand and grade. Prices also vary by location and by how much you buy.

Does the construction cost estimate include VAT?

The headline figure is before VAT. VAT at 16% is shown separately and applied to materials, transport, labour and site services, but not to statutory fees or levies.

What are NCA registration and county permit fees in the estimate?

The calculator allows KES 45,000 plus KES 250 per square metre of gross plinth area as a planning figure for National Construction Authority project registration and county construction permits. Actual fees are set by NCA and the county government, so confirm them before you budget.

How does black cotton soil affect the cost of building?

Black cotton soil is expansive clay that needs a stronger, deeper foundation. The calculator adds 25% more cement, 20% more sand and 30% more stone and ballast, plus KES 6,500 per square metre for foundation excavation.

How many truck trips of sand, ballast and stones will I need?

The calculator converts quantities into weight and assumes a 10 tonne tipper truck. A 9 x 9 x 18 inch machine-cut stone is taken as 30 kg. It rounds up to whole trips and prices each trip by region.

Does the construction cost calculator cover all counties in Kenya?

Yes. Choose your county and the calculator applies the material price index and the average transport cost for its pricing zone. Zones far from Nairobi use provisional planning figures, so always confirm prices with local suppliers.

Why do transport costs vary across Kenya?

Transport cost depends on the distance from the supplier or quarry, road condition, the season, truck size and availability, and site access. The calculator uses an average cost per truck trip for each pricing zone and lets you enter your own supplier quote.
